1. Booking
Unless otherwise stated at the villa’s listing webpage, or agreed upon at the time of booking, the booking procedure is the following:
A deposit of 30% of the property rental must be paid upon booking. If the booking takes place less than 3 weeks prior to the date of check-in, the full accommodation amount must be paid. No contract will exist until the owner has received this amount and the property rental agreement has been duly signed. Should you later cancel your booking, cancellation charges will become payable in accordance with paragraph 3.
2. Payment of the remaining balance
Unless otherwise stated at the villa’s listing webpage, or agreed upon at the time of booking, the remaining balance must be paid at least 3 weeks before the check-in date. If the balance is not received by the due date, the owner shall be entitled to cancel the booking, without prejudice to the claim for cancellation charges, and to retain the deposit. For bookings made within 3 weeks prior to the check-in date, you will be required to pay the full amount of your accommodation at the time of booking.
3. Cancellation by guests
Unless otherwise agreed upon at the time of booking, it is agreed between you and the owner that should you wish to cancel all or any part of your booking, or that the booking is canceled by the owner due to non-payment, then the owner shall be entitled to the following percentage of the amount: 3 weeks or more before arrival = 30 % (non-refundable deposit), less than 3 weeks before arrival = 100% (deposit & balance).
Security deposits will be fully refunded.
4. Cancellation or alterations by the owner
If for any reason, beyond our control, we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar or better property. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund the amount paid for the property, but we will not be liable for any cancellation charges.
5. Minimum rental period
In most of the cases, minimum stay is 1 week (7 overnight stays). Exceptions may be allowed depending on the property and availability.
6. Number of guests
Only those persons stipulated on the vacation property rental agreement may use the property. Subletting and/or reassignment is strictly prohibited. The number of guests must not exceed the maximum number indicated in the property rental agreement. Should the owner find that more than the specified number of guests is occupying the property, he/she will be entitled to ask the clients to vacate the property immediately.
7. Insurance
It is strongly advised that your party is covered by comprehensive travel insurance including coverage against trip cancellation and against personal injury. Please contact us or your insurance broker about this.
8. Arrival and departure time
Unless otherwise agreed upon, at the time of booking, arrivals and departures are the following: Check-in time is 2:00 p.m and check-out time is 11:00 a.m. We cannot guarantee early check-ins or late check-outs, unless confirmed by us in advance.
9. Security deposits
Unless otherwise stated at the villa’s listing webpage or agreed upon at the time of booking, a security deposit of 300 euro should be paid to the property owner. The deposit covers any damages to the rental property and its contents, caused by the guests and/or their invitees. The owner may use all or part of the security deposit to repair any damage caused by the guests. Should the damage amount exceed the amount of the deposit, the guests remain liable for the outstanding amount. The deposit can be paid along with the balance of the rental amount or at any time prior to check-in. The deposit amount, less any applicable claims, will be refunded to the guests in the same method it was paid to the owner. The security deposit will be refunded to the guests within 1 week after the check out, once the owner has had an opportunity to assess the condition of the property.
10. Property damage
The guest who signs the property rental agreement is responsible for the correct and decent behavior of his party. Guests agree to preserve the residential amenity and not be a nuisance or annoyance to adjoining or neighboring occupiers. Guests agree to properly use and operate all furnishings, appliances, plumbing fixtures, electronics, fireplaces and other equipment available on the rental property. Guests must leave the rental property in a clean and tidy condition and agree to return it to the condition it was at the rent commencement date. Guests are also responsible for breakage and repairs of any kind to the rental property during the rental term. It may be necessary to charge all or part of the security deposit for costs to cover extra cleaning, repairs or replacements. We also recommend you inspect the villa on arrival, to ensure that it is in good condition. Should guests behave disrespectfully towards the property and its contents, the owner reserves the right to ask all guests to vacate the property immediately.
11. Price guarantee
Upon signing of the vacation property rental agreement by both parties, we guarantee that the price of your villa will be final (including all taxes and fees) and that it will not be subject to any surcharge.
12. Entertaining at the property
Parties and other functions involving a large number of invitees are strictly prohibited unless fully approved by the owner in advance. In the event of unauthorized use of the property in such a way, the owner has the right to ask all guests to vacate the property immediately and the security deposit will be forfeited, until all applicable claims are fully assessed. Any disturbance resulting in police action, neighborhood complaints or any violation of the rules and regulations is considered sufficient cause for immediate termination of your stay, with all monies paid forfeited.
13. Guest injury disclaimer
We will not be held responsible for any accident or injuries to guests or their guests during their stay, under any circumstances.
14. Children
Children are welcome. Please notify us at the time of booking if there will be any child(ren) in your party and inform us of their ages.
15. Pets
Pets are generally not accepted, however, exceptions can be approved by the owner in advance. If you would like to bring your pet(s) with you, please inform us about it, at the time of booking. Given a positive response, you will may be asked for an additional security deposit.
16. Smoking
Smoking is only allowed outside of the properties.
17. Swimming pool
The owner commits to maintain and keep the pool at the utmost appropriate level of use in terms of hygiene (water recycling, establishment cleaning) for the whole duration of stay. The pool will be available for use from the first day of check-in.
18. Cleaning service
The property will be in perfect condition, at the beginning of the rental period. Guests should leave the property in the same condition, at the time of their departure. Any undue or unreasonable cleaning necessary as a result of the Vacationers’ stay will result in a cleaning charge assessment of 20 euro per hour, with a one (1) hour service minimum. The amount will be deducted from the security deposit. Linen/towels change and light cleaning service is provided twice weekly unless otherwise stated at the villa’s listing webpage or agreed upon at the time of booking.
19. Photography
Photographs taken at the property cannot be used or sold for profit without the written authorization of the owner.
20. Water and electricity
Water is a commodity that should be used sparingly during the summer months, while, service may be disrupted occasionally. Electricity may also be disrupted, normally for a short period of time. Therefore, we ask for your patience and cannot be held responsible for any inconvenience created by events beyond our control.
21. Locked areas
Guests may not have access to the owner’s personal storage spaces. Any attempt to enter locked areas is a cause for immediate termination of the rental agreement, forfeiture of all monies paid, while guests will be liable for any damage and/or missing items.
22. Force Majeure
No reductions or credit notes will be given under circumstances amounting to ‘Force Majeure’. In the above, ‘Force Majeure’ means war, threat of war, riot, civil strike, industrial dispute, terrorist activity, accident, natural or nuclear disaster, fire, airline failure, closure of airports or ports and adverse weather conditions or temporary pest problems at and around the property or any other event, situation, incident and natural causes outside our control.
23. Valuables/Injuries
Valuables left at the property are at the risk of the guests. The owner and the property staff cannot be held responsible for their loss or misplacement. No responsibility is accepted for any loss of personal items while staying in the property or after departure.
A 100 euro fee will be charged to guests for failure to return any of the rental property-related keys or access cards, if applicable. These charges shall be deducted from the security deposit.
The owner will not be liable for any injuries resulting from the use of the villa, pool, or any part of the property, how so ever caused. All guests must follow the rules and notices of safety matters, use common sense and parents must supervise their children at all times.

Owner obligations, in terms of services included in the rental rates, vary from one villa to another. Please review the villa’s main listing webpage. Additional services may be offered upon request at extra cost.
